1. I'm interested in buying a new home, where do I start?

  1. Get pre-approved for a mortgage! Knowing your budget and what you're comfortable spending will guide your search for a new home. If you own an existing home, consider what you can sell it for and the timing of your sale.

  2. Visit our show home or contact us directly! Give us a call or email us through the website here. The show home is a great starting point to get an overview of what Touchstone has to offer. Even if the show home isn’t the exact style you’re looking for, it showcases the superior quality and craftsmanship of Touchstone Homes. When you contact us, we will follow up with an email containing details such as feature sheets/listings, plans, available lot info, and more.

  3. Set up a meeting! You probably have plenty of questions, and we have more in-depth info we’d like to share with you. We can go over all of this and more in a meeting.

2. Can I build a new home when I still have an existing home to sell?

Yes. Lenders have financing options for people who have a home to sell. It is generally not a problem to sell your current home after the construction process is underway. We’d be happy to recommend a Mortgage Specialist to help you navigate your finance options.

3. I have a floor plan in mind that I like. Can you build it with certain changes?

Absolutely! It's fantastic that you already have a vision for your project. We can integrate any changes and provide a fresh perspective to review the plans, ensuring they meet your unique requirements. If your plan needs further development, we're more than happy to arrange a meeting with our team. Together, we can bring your ideas to life and create the home you've been dreaming of.

 

4. I already own a lot. Can you build my dream home?

Yes! Whether you have an empty lot or one that needs an old home demolished, we're excited to work with what you have. We thrive on the challenge of designing your new home to maximize the unique character of your lot.

 

5. What is your policy for holding a lot that I'm interested in?

You can place a lot on hold with a $2,000 deposit, which secures the lot for 3 weeks. During this period, we will develop a comprehensive quote and preliminary design. If you decide to cancel within that timeline, your deposit will be refunded. Depending on the project's scale and scope, we may offer an extension for the preliminary design phase. If you choose to proceed with the project, the $2,000 deposit will be applied toward the home's price.

 

6. How long will it take Touchstone to build my new custom home?

Generally, it takes about 6 months to build your custom home from the start of construction (excavation). However, factors like project complexity, change orders, weather, and product/material availability can extend this timeline. Making your selections early will help us complete the home more quickly and efficiently. Additionally, designing a fully custom home and meeting regulatory and permit requirements can take three to four months before construction can begin.

 

7. Do I need a Real Estate Agent?

Realtors earn a commission based on your home's contract price. We're happy to collaborate with Realtors and appreciate the reassurance they can provide to buyers. However, a real estate agent isn't necessary for the new home sales process. Buyers can work directly with Touchstone to plan and purchase their new home. For added confidence, you might also consider hiring an independent home inspector before taking possession.

 

8. How can I be sure I'm getting the best price possible?

During the preliminary design and quoting phase, we'll keep you updated with changes to your plan and budget estimates, ensuring you always have a clear understanding of the quotes. Once your design is finalized and preliminary plans and specifications are confirmed, we'll provide a comprehensive, detailed quote. You can trust that the final price will align with the budgets we've discussed, so there are no surprises—just the excitement of bringing your vision to life!

9. How is a fully custom Design + Build home financed?

There are multiple ways to finance your custom home, such as construction draw mortgages and traditional mortgages. During the preliminary design and quoting phase, we'll assist you in determining the best financing option for your needs.

 

10. How will you help us through the building process?

Our team will support you throughout the entire design and build process! As an SRHBA Certified Professional Homebuilder, Touchstone Homes boasts a team that includes an Engineer, Architectural Technologist, and Interior Designer. We'll guide you to achieve the look, feel, and functionality you desire. We collaborate with trusted trades and suppliers with whom we have long-standing relationships. Our recommended suppliers share our commitment to delivering a well-crafted home with high-quality materials and workmanship, ensuring an excellent customer experience. During construction, we're happy to provide site tours so you can enjoy the entire process!

12. Are site visits allowed during construction?

We are pleased to take you through your home while it is under construction. All site visits must be scheduled, and the homeowner is always accompanied by Touchstone project staff. We are very careful to control & monitor all our construction sites for quality and safety. In consideration of safety regulations, only certified workers are allowed on sites and safety equipment is required.

Building a new home allows you to make choices and get exactly what you want.

 

15. Can you build in the winter?

Yes! Winter does not stop us from building! Touchstone has used its experience to develop a set of best practices to make sure that your new home is built to last. We take extra steps to ensure that the foundation, water drainage, backfill, and building envelope are built to our high standards and are complete and effective against water problems and the elements. Care is taken to adapt construction to seasonal requirements. The integrity of the air seal is verified throughout the home using advanced imaging and inspection processes.

 

Touchstone offers a comprehensive Saskatchewan New Home Warranty. This includes a complete one-year material and workmanship warranty, a 2-year water penetration warranty, and a 10-year major structural warranty. Your deposit is also guaranteed by the program (up to $50,000). Certain home systems and components, such as our heating and air conditioning systems, carry additional warranties.

 

16. What type of homes does Touchstone build?

We offer three levels of service: move-in-ready homes, customizable production homes, and full-custom homes. Our customizable production homes are homes currently under construction.  A partially finished home allows buyers the option to select interior finishes. If you are interested in one of our customizable production homes, you can meet our designer at our office to discuss your options.
